Make Loan Application You will need to provide your personal information and supporting documentation; i.e. social security number, salary, W2s, tax returns and bank account information. At this point, a credit report is pulled and pre-qualification determined. 2. Deciding which type of loan is best for you We will help you determine which loan program best fits your needs. In general, the different types of loans are: 30 and 15 year fixed rate loans, FHA, VA, Conventional, and Adjustable rate mortgages. 3. Submitting your Mortgage Application to Underwriting An underwriter will review the loan application and documentation you provided to determine a loan decision. Additional documentation may be requested at this time. 4. Getting an Approval Letter This will provide you a letter from your lender that lets your agent know the loan amount and program you are qualified for. This letter is helpful to have to show you are a strong-qualified borrower. 5. Underwriting the Loan and Final Approval At this point you have found a home and want to get the loan. The lender will need to send the purchase and sales contract and your documentation to underwriting again for the final loan approval. The appraisal will also be done to assess the property value. 6. Funding and Closing Your loan closing documents are drawn up and sent to escrow. Once the sellers and buyers have signed all the papers, the paperwork is submitted back to the lender for final review before recording.
